Who we are & the short version
We operate this marketplace and a consumer-facing website where homeowners ("Sellers") submit an inquiry about their property. Claim House Leads (this site) sells each resulting inquiry, with the Seller's consent, to a real estate professional ("Professional"). Both sites share one database and this policy covers both; a shorter, seller-focused version is posted on the consumer website. That means we sell Sellers' personal information — name, phone number, and property details — to a real estate professional. This policy explains exactly what we collect, where it comes from, who sees it, how long we keep it, and how to opt out or delete it. Contact: hello@claimhouseleads.com.
Information we collect from Sellers
You give us (as a Seller): the property address; its condition; optional answers about your situation (how soon you want to sell, why, roughly how much you owe, whether payments are current, who lives there, whether it is listed, and any notes you write); your name; and your phone number. We do not ask Sellers for an email address.
We obtain from other sources: to verify the address and produce the estimated value we look the address up with third-party services and receive public-record property facts — property type, bedrooms, bathrooms, living area, lot size, year built, prior sale date and price, and tax-assessed value — plus an automated valuation and the comparable sales it is based on. These come from a property-data provider (currently RentCast), Google Maps Platform (address suggestions as you type and address verification), the U.S. Census Bureau geocoder, and an OpenStreetMap-based service (fallback address suggestions). The address you type is sent to those services; your name and phone number are not.
Phone verification: when enabled, we text a one-time code to the number you entered so you can confirm it; standard message rates may apply to that single text, and confirming is optional. Confirmed numbers are marked "Phone verified" to Professionals.
Automatically: our consumer website records basic usage events (pages viewed, form steps) in our own database, we keep a one-way hash of your IP address with each inquiry solely to limit repeat requests, and the form may run a Cloudflare Turnstile bot check, which processes limited browser and network information to tell people from bots.
Information we collect from Professionals
Account details (name, email, phone, brokerage), whether your email is verified, saved leads, city alert subscriptions, purchase and credit history, bad-lead reports you file and our decisions on them, and marketing preferences. If you sign in with Google, we receive your name and email from Google — never your Google password. Card details go directly to Stripe and never touch our servers; we store only the transaction amount, status, and a Stripe reference.
Everyone
Server logs and usage events (pages viewed, form steps, IP-derived country) stored in our own database for analytics and abuse prevention. Our consumer website loads Google Ads conversion tags so we can measure whether an ad led to an inquiry; Google may set its own cookies for that purpose. We do not use any other third-party ad or analytics trackers, and we do not collect precise geolocation.
How we use information
Sellers: to verify the address, produce and display the estimated value, publish a masked version of your inquiry in the marketplace (street, name, and phone hidden), and — when a professional purchases it — deliver your name, phone number, property details, and answers to that one purchaser so they can contact you about your property. By submitting your inquiry beneath the consent statement you also agree that Claim House Leads and that professional may call or text you at the number you provided, including using automated dialing technology or prerecorded messages; message and data rates may apply; reply STOP to opt out of texts or ask any caller to stop. Consent is not a condition of any purchase.
Professionals: to run your account, deliver purchases, send verification emails, receipts, purchased-lead details, and report decisions, and — only if you subscribe — instant city alerts and occasional product updates (unsubscribe any time). We also use account and purchase history to review bad-lead reports, issue credits, and prevent fraud and abuse.
Everyone: to operate, secure, and improve the Service, measure advertising, comply with law, and enforce our Terms.
Who we share it with
The purchasing Professional: the real estate professional who purchases the Seller's inquiry receives it in full, as described above. Service providers that process data on our behalf: Cloudflare (hosting, database, bot protection), Stripe (payments), Cloudflare Email Service (transactional email delivery to Professionals), RentCast (property records and valuations, receives the address only), Google Maps Platform, the U.S. Census Bureau geocoder and an OpenStreetMap-based geocoder (address only), Twilio (one-time verification texts, when enabled), and Google (sign-in if you choose it, and Ads conversion measurement). Legal: we may disclose information to comply with law, enforce our Terms, or protect rights and safety, and in connection with a merger, acquisition, or sale of the Service. We do not sell Professional information, and we do not share anyone's information for cross-context behavioral advertising.
Cookies
We use first-party, strictly necessary cookies: a session cookie when an Professional logs in and a short-lived state cookie during Google sign-in. Our consumer website may carry Google Ads conversion-measurement cookies, as noted above, and the Cloudflare Turnstile check may set a short-lived cookie. We do not use cookies to build advertising profiles.
Retention
Seller inquiries stay in the marketplace until purchased or withdrawn, and purchased inquiries are kept so the purchaser's records and any bad-lead report can be reviewed. Professional account data is kept while the account is active. Transaction records are kept as long as accounting and payment-network rules require. Records of bad-lead reports, refunds, chargebacks, and account enforcement actions are kept as long as needed for those purposes. Usage events and email logs are periodically pruned. Nightly database backups are kept for a limited period and overwritten on a rolling basis. Any data you ask us to delete is removed from the live database immediately and ages out of backups on that schedule.
Your choices & rights
Sellers — do not sell / delete: go to Your Privacy Rights and enter the phone number you gave us. The moment you submit, your inquiry is removed completely — from our systems, from any real estate professional's account with us, and from our analytics — and that number is blocked from being listed again. Nothing waits on a person. A professional who already purchased your inquiry before you asked may still have your details; tell them to stop and they must. You can also opt out of texts by replying STOP.
Professionals — access & deletion: use our self-service privacy tools to receive a complete copy of your data by email or to permanently delete it. Both require confirming a link sent to your account email. Deletion removes your account, subscriptions, saved leads, and our email history with you; transaction amounts are retained in anonymized form for accounting, and the limited enforcement records described below may also be retained where they apply.
Corrections: Professionals can edit their details in their account page; Sellers can contact us to correct anything. Global Privacy Control: if your browser sends a GPC signal we treat it as an opt-out of sale for that browser; because sharing your inquiry with a real estate professional is the service you are requesting, submitting your inquiry beneath the consent statement is your express authorization for that one inquiry. We will never discriminate against you for exercising any privacy right.
Notice for California residents (CCPA/CPRA)
This section supplements the rest of the policy for California residents. Categories collected in the last 12 months: identifiers (name, phone, email for Professionals, IP address); customer records (property address and details, purchase history); commercial information (purchases, credits); internet activity (pages viewed, form steps); inferences drawn from the situation questions Sellers answer (for example, timeline to sell). Sources: you, third-party property-data and address providers (RentCast, Google Maps Platform, U.S. Census, OpenStreetMap), and Stripe/Google as described above. Business purposes: those listed under "How we use information". Sale/sharing: we sell Sellers' identifiers, property details, and situation answers to a real estate professional; we do not sell Professional information, we do not "share" personal information for cross-context behavioral advertising, and we do not knowingly sell the personal information of anyone under 16. Sensitive personal information: the optional answers about mortgage balance and payment status may be considered financial information; we use them only to describe the inquiry to the purchasing professional and do not use them to infer characteristics beyond that. Your rights: to know what we collect and how it is used and sold, to delete, to correct, to opt out of sale or sharing, to limit use of sensitive information, and to non-discrimination. To exercise them: Sellers use the Your Privacy Rights page; Professionals use the privacy tools; or email hello@claimhouseleads.com. We verify requests by matching the phone number or confirming the account email; an authorized real estate professional may submit a request on your behalf with your written permission. We do not offer financial incentives in exchange for personal information.
Other U.S. states
Residents of states with comprehensive privacy laws (including Colorado, Connecticut, Virginia, Utah, Texas, Oregon, and others) have similar rights to access, correct, delete, obtain a copy of, and opt out of the sale of their personal information. Use the same tools and contact address above; if we decline a request you may appeal by replying to our decision email.
Platform administration, moderation & enforcement
The platform operator can view account information, purchase history, city alert subscriptions, submitted inquiries, bad-lead reports, refunds, and the emails we have sent — this access is used to run the Service: delivering purchases, reviewing bad-lead reports, issuing credits and refunds, providing support, and preventing fraud and abuse. As described in our Terms of Service, we may take enforcement actions on accounts, including deleting or anonymizing a profile, disabling purchasing ("muting"), removing an account from email lists, or terminating it. We keep a record of any such action together with the related reports, refunds, and payment-dispute records. If an account is deleted or terminated after abuse, fraud, or a payment dispute, we may retain the minimal records reasonably needed to document the matter, defend legal claims, comply with payment-network rules, and prevent the same person from evading the enforcement action; this survives an ordinary deletion request to the extent permitted by law.
Security
Passwords are stored only as salted PBKDF2 hashes; sessions use HttpOnly, Secure cookies; all traffic is TLS-encrypted via Cloudflare; Seller contact details are masked everywhere on the site until a purchase completes. No system is perfectly secure — report concerns to hello@claimhouseleads.com.
Where data is processed
The Service is operated from the United States and is intended for U.S. properties and users. Data is stored with Cloudflare and our service providers in the United States, and may be processed on Cloudflare's global network to serve requests.
Children
The Service is not directed at anyone under 18 and we do not knowingly collect their data. If you believe a minor has provided information, contact us and we will delete it.
Changes
We'll post any changes here with an updated date. Material changes to how we share Seller data will require fresh consent.
